During this process we will suggest ways in which the property could be presented or enhanced with minor changes to attract more tenants and optimise the rental return.

 

The Marketing Plan
Put simply, when you’re leasing your property our aim is to tell as many people about your property as quickly as possible, which is why we set such high standards. Our experience and data analysis tell us that professional photography will reduce your days vacant and increase your rental return. In consultation with you, your Business Development Manager will develop and execute a targeted advertising plan designed to maximise the exposure of your property.


Bond Lodgement
iCare will lodge your tenant’s bond on your behalf with the relevant state bond authority.


Rent Collection
We make it easy for tenants to pay their rent by promoting direct debit as the most efficient method of providing rental payments. iCare’s property managers are trained to ensure rent is collected promptly. However, as an extra line of security our property management system also automatically monitors rental payments and initiates contact with the tenants via SMS to begin our overdue rent collection process.


Maintenance
Our property management team includes a qualified builder, providing regular training in all things maintenance. This training ensures our property managers are equipped with a broader range of knowledge and awareness of the cost and quality of work. At one point or another, your property will require maintenance. iCare will arrange quotations, obtain your approval to proceed with the necessary repairs and prepare work orders for appropriate repairs to be carried out by professional and accredited tradespeople; all of which have been approved by our building maintenance supervisor.


Utility Payments
iCare will organise to have any utilities for your property redirected to us for payment on your behalf from the collected rent. These utility invoices can include water rates, council rates, strata levies and landlord insurance.


Tenancy Disputes
iCare will always attempt to settle a dispute amicably and professionally. If required, iCare will prepare applications to the Residen-tial Tenancy Tribunal and provide representation. Managing your property
